Job Responsibilities

  • Thoroughly read and interpret Architectural, Mechanical Electrical and Plumbing (MEP), Civil, Structural and Landscape drawings to identify all scopes related to roofing, waterproofing, and historic restoration.
  • Review and understand project specifications, addenda, and Requests for Information (RFIs) to ensure complete scope coverage and compliance.
  • Serve as comprehensive scope review expert in Historic Roofing restoration, roofing, waterproofing, and vegetative roofing design for our customers preparing RFI’s to clarify design discrepancies or code conflicts.
  • Identify and document scope gaps, deviations, and qualifications within proposals to minimize risk.
  • Perform detailed advanced quantity take-offs using specialized external software including On-Screen Takeoff and BlueBeam to ensure accuracy in all material quantities and labor calculations.
  • Account for complex project conditions such as transitions, logistics, and historical requirements in cost estimates.
  • Coordinate with key vendors and subcontractors to obtain accurate, competitive quotes, ensuring pricing aligns with specifications.
  • Lead the preparation of detailed, organized bid proposals, clearly outlining inclusions, exclusions, and alternates.
  • Ensure all proposals meet company standards for format and content.
  • Manage multi-scope proposals, coordinating with other team members to ensure consistency in submissions.
  • Attend pre-bid meetings and site visits to gather firsthand project information, including logistics and unique site challenges.
  • Review awarded contracts to ensure alignment with submitted proposals, identifying potential risks or discrepancies.
  • Coordinate with legal and project management teams to resolve contract issues and ensure compliance.
  • Identify potential risks in project scopes and contracts to avoid future disputes.
  • Prepare handover documentation for the operations team, including start-up notes, Schedule of Values (SOVs), and cost breakdowns.
  • Conduct start-up meetings to explain awarded scope and project specifics, ensuring a smooth transition to project execution.
  • Conduct post-bid analysis to learn from lost bids and improve future estimating strategies.
  • Follow up consistently with clients post-bid to maintain relationships and increase bid success rates.
  • Mentor junior estimators as needed to enhance team performance and knowledge sharing.

Knowledge, Skills, and Abilities

  • Bachelor’s Degree (or foreign equivalent) in Engineering, Construction Management, or a closely related field.
  • 3 years of experience with reviewing architectural drawings, specifications, and scope documents to identify details, material requirements, and construction project constraints.
  • 2 years of experience estimating construction projects in systems including industry requirements, building code, and logistics.
  • 1 year of experience with cost estimating and data analysis to build and maintain project-specific databases and estimates to ensure accuracy and communicate data on material, labor, logistics, and other costs; and using quantitative digital takeoff tools including On-Screen Takeoff or Bluebeam to estimate accurate quantities and relevant information in project documents.
