Job Summary
EDA Contractors is seeking an experienced and highly organized Facilities Manager to oversee the operation, maintenance, improvement, and strategic management of the company's owned, leased, and tenant-occupied facilities.
This position serves as the single point of ownership for all facility-related activities, ensuring our buildings remain safe, efficient, well-maintained, and capable of supporting our growing operations. The Facilities Manager will oversee maintenance requests, capital improvement projects, vendor relationships, preventive maintenance programs, lease coordination, and facility budgets while partnering with leaders across every department.
This role is ideal for someone who enjoys balancing strategic planning with hands-on project management and thrives in a fast-paced environment where organization, communication, and accountability are critical.
This position is based out of our Bensalem, PA headquarters with regular travel between EDA facilities.
Job Responsibilities
• Serve as the primary owner for all company-owned, leased, and tenant-occupied facilities.
• Manage the day-to-day operation, maintenance, repair, and continuous improvement of all facilities.
• Develop and administer a centralized work order and facility request process, ensuring timely communication, prioritization, and completion.
• Plan, coordinate, and oversee facility renovation projects, office improvements, equipment installations, space planning initiatives, and capital improvement projects.
• Develop and maintain comprehensive preventive maintenance programs for building systems including HVAC, roofing, plumbing, electrical, fire protection, security, generators, loading docks, and building envelope components.
• Manage relationships with external vendors, contractors, consultants, and service providers including contract negotiations, performance evaluations, insurance compliance, and pricing.
• Prepare scopes of work, solicit competitive bids, review proposals, and oversee contractor performance throughout project execution.
• Coordinate facility-related activities with Accounting, People & Culture, Information Technology, Safety, Operations, and department leaders to minimize operational disruptions.
• Support lease administration activities including tenant improvements, landlord coordination, facility inspections, and occupancy planning.
• Develop annual operating and capital budgets for facilities while tracking expenditures, forecasting future investments, and identifying cost-saving opportunities.
• Maintain accurate records for maintenance history, warranties, service contracts, inspections, permits, and regulatory compliance.
• Coordinate emergency repairs and business continuity planning for facility-related events.
• Lead initiatives to improve workplace appearance, functionality, energy efficiency, and long-term asset reliability.
• Evaluate and recommend technology solutions, including computerized maintenance management systems (CMMS), building automation systems, and asset management software.
• Develop facility performance metrics and regularly report on work order performance, project status, maintenance costs, and asset health.
Qualifications
• Bachelor's degree in Construction Management, Facilities Management, Engineering, Business Administration, or a related field preferred.
• Five (5) or more years of experience managing commercial facilities, construction projects, property operations, or building maintenance programs.
• Strong project management experience with the ability to oversee multiple projects simultaneously.
• Experience managing vendors, service contracts, and capital improvement projects.
• Working knowledge of commercial building systems including HVAC, electrical, plumbing, roofing, fire protection, security, and building envelopes.
• Strong organizational, communication, and leadership skills.
• Ability to develop budgets, analyze costs, and prepare capital forecasts.
• Experience with work order management systems, CMMS platforms, or facility management software is preferred.
• Proficiency with Microsoft Office Suite, particularly Excel, Word, and Outlook.
• Experience with Microsoft SharePoint, Power BI, or project management software is a plus.
• Ability to build strong working relationships across all levels of the organization.
• Facilities Management Professional (FMP), Certified Facility Manager (CFM), Project Management Professional (PMP), or similar professional certification.
• Experience managing multiple commercial or industrial facilities.
• Knowledge of lease administration and commercial real estate operations.
• Experience implementing preventive maintenance or enterprise asset management systems.
